Home Staging 101: From Cleaning to Home Decor Touches

The art of selling a home isn’t just about putting a “For Sale” sign in your yard. It’s about creating a space that potential buyers can envision as their own. This is where home staging comes into play. It’s the process of optimizing your home’s visual appeal to attract potential buyers. The National Association of Realtors (NAR) found that staged homes have better dollar values than those presented as is. When buyers can visualize the home, it is faster for the home to sell.

So how do you do home staging to sell your home fast? Read on.

How to Do Home Staging

Home staging might seem daunting, but by following a few simple steps, you can transform your home into a buyer’s dream. Here are some things to consider:

Clean the Clutter

The first rule of home staging is decluttering. A cluttered home not only looks untidy. It can also make your home seem smaller than it is. Put away daily items, organize the storage spaces, and clear the countertops. You want your potential buyer to focus on the home, not the clutter.

Make Necessary Repairs

Nobody wants to buy a home that’s falling apart. Before showing your home, make sure all necessary repairs are made. Fix leaky faucets, replace burned-out light bulbs, repair squeaky doors, and make sure all appliances are in working order. The idea is to give the impression the home is immediately livable for your potential home buyers.

Keep It Neutral

When staging a home, your goal is to appeal to as many people as possible. Neutral color palettes are universally appealing and allow potential buyers to picture their own items in the space. This isn’t the time to express your personal style. If you plan to repaint an area, it’s best to consider your potential buyers and not what you want the space to look like. Stick to earth tones, whites, and grays.

Highlight a Room

Every home has its strengths. Maybe it’s a spacious kitchen, a cozy living room, or a luxurious master bath. Identify the room that stands out in your home and stage it to shine. Show potential buyers what makes your home unique. It should be something that should set you apart from the other properties in your neighborhood.

Depersonalize It

The goal of home staging is for potential buyers to envision themselves in the space. Personal items such as family photos, personal hygiene items, or unique collections can distract buyers and hinder that vision. Pack away personal belongings so that buyers can picture their own lives in your home. You want your home buyers to imagine it being their future home. Your family pictures on full display can make them feel like they’re intruding in your home during the tour.

Add Finishing Touches

The smallest details can make the biggest difference. Add fresh flowers for a pop of color. Work with a flower shop in NYC to bring your ideas to life. You can also set the dining table to make the room look inviting or place plush towels in the bathrooms. Remember, it’s not just about selling a house. It’s about selling a lifestyle.

Key Takeaways

Home staging can seem overwhelming, but by taking it step-by-step, you can create a home appealing to potential buyers.

Here are the key points to remember:

  • Declutter your home to make it look more spacious and organized.
  • Make any necessary repairs before showing your home to ensure it’s in optimal condition.
  • Use neutral colors to appeal to a wide range of buyers.
  • Highlight your home’s best features to showcase its unique attributes.
  • Depersonalize your home so buyers can envision their own lives there.
  • Don’t forget to add finishing touches to enhance the homely feel.

With these tips, you’re well on your way to creating a beautifully staged home that’s ready to welcome its next owner. Happy staging!
